In June 2022 this nationwide client’s primary facility underwent a major rebuild and refurbishment. Aware of Dave Morris’ extensive construction advisory background, their Programme Delivery Manager got in touch with us to help manage this vast project.
The Challenge
The entire project involved 20 separate construction projects taking place simultaneously across a 10-hectare site.
With $60 million worth of projects under construction, differing in size from $10,000 to $21 million, this total project was costed at $100 million over a five-year period.
With the sheer scale and amount of onsite activity, planning and coordination were imperative to minimise the impact on business as usual. The client had concerns around how the individual construction projects would overlap and the best course of action in scheduling the different projects to ensure they didn’t impact on each other.
How Morden Assisted in Managing the Project
During the delivery phase, Dave’s expertise and experience in programme scheduling was called upon to undertake the initial assessment of works.
Dave provided advice and guidance on construction methodologies, health and safety matters and lent leadership assistance to their project managers, while mentoring and supporting younger team members. As Dave’s scope of work grew, he was called on to sit in on governance and coordination meetings to provide a real-world construction advisory perspective.
Morden also assisted with managing the post-covid market conditions of supply issues and delays; and labour shortages. Dave explains, “One of the biggest challenges was finding suitable resources in the marketplace capable of performing the kind of works involved in this project. By working through the knowledge that we had, we were able to support and guide their team to help them choose the right main contractors for the various jobs.”
For over 12 months Dave acted as Complex Delivery Advisor and Phil Hebden managed contract negotiations with the main contractors, to ensure risks were mitigated, obligations were legally enforceable and the contracts were fair and reasonable to all parties.
Morden stepped back once things scaled down, ensuring ongoing accountability within the team, which was, in Dave’s words, “Dynamic and very hard working to achieve what they set out to do and within their budget constraints. They weren’t afraid to really push hard to make this a success. They were a great team to work with.”
