$45 Million Residential Development

This project included the construction of 106 new dwellings covering 9,333m2 of land.

When the development suffered setbacks from external architects and consultants affecting the timeline, Morden’s expertise was called upon. The main contractor required assistance to help manage the delays, overcome a mountain of variations and to procure an extension of time claim.

In June 2022 this nationwide client’s primary facility underwent a major rebuild and refurbishment.

Aware of Dave Morris’ extensive construction advisory background, their Programme Delivery Manager got in touch with us to help manage this vast project. With $60 million worth of projects under construction, differing in size from $10,000 to $21 million, this total project was costed at $100 million over a five-year period.

iRex

This is one of the largest construction projects to be undertaken in New Zealand for probably the next 50 years. It is also a most unique project.

iRex (the Inter-island Resilience Connection Project) is a massive project of works which will include two new custom-designed ferries, along with two new terminals – one at Kaiwharawhara in Wellington and the other at Waitohi Picton.

This extensive project of works including the cost of the new ferries (valued at $551m) is estimated at a total cost of $1.45 billion. A project of this size means there are a number of considerations to be managed, including - in the middle of the project - little blue penguins.

Rydges Hotel, Wellington

Beginning in May 2022, Wellington’s Rydges Hotel underwent a $20 million seismic upgrade and fitout, with Russell Property Group as Design/Project Managers and Dominion Constructors Ltd as Main Contractors.

The entire seismic upgrade and fit out was a fixed contract covering 19 levels including common areas from levels 1-3 and 280 residential rooms, along with exterior design work. Regular changes to a large proportion of main structural elements increased pressure for the team to deliver the project on schedule. We were glad to come on board to help this determined team get this project of works over the line and on time.

  • 149 Featherston Street $20M

    Complete refurbishment of a 12-storey office block in the centre of the Wellington CBD. The top floor was demolished, and two new floors installed in engineered timber. The entire facade was replaced with bronze glass. After a full seismic upgrade, the lift shafts were reduced in size to become a services riser, and new lift shafts cut into the floors. Each floor had a landlord base build fit out ready for new tenants. Challenges were cranage and traffic management as well as logistics on a very tight site footprint. Despite the effects of COVID the project was completed on time and on budget.

    Te Omanga Hospice $9M

    Providing for our community and society is always at the forefront of our mindset. The delivery of the Te Omanga Hospice project is testament to this. The project won the Fagerhult NZ Health & Medical Property Award at the Rider Levett Bucknall Property Industry Awards on 12 November 2020. The project included the relocation of entire buildings to create the site and included an extremely complicated full height atrium constructed out of engineered timber.

    Acquired Brain Injury (ABI) Rehabilitation Centre $10M

    Despite getting off to a challenging start the end product of this build is not only aesthetically pleasing but, for a non-profit organisation is a fantastic enhancement to the services the ABI can offer to the community. The project was delayed at the start due to poor ground conditions which also stretched the budget. However, through collaborative working the Contractor, Designer and Client all managed to mitigate the issues and hand over a great facility.

    Basin Reserve Museum Stand $8m

    This Historic Place Trust building has stood at the Basin Reserve since 1924. It had been closed for years but was brought back to life through full seismic strengthening, new cladding, and roof as well as all new seating and internal fit out for Cricket New Zealand. The project was awarded a Silver Award at the New Zealand Commercial Project Awards 2021 in the Heritage and Restoration Category.
